Leasing Services

Integrated Properties offers complete property leasing services custom tailored to our client’s needs. All tenants we rent to are required to sign our rental agreement. Our rental agreements have extensive detailed wording designed to minimize any gray area clauses that lead to unwanted litigation. We can also incorporate our lease agreement into any existing month to month tenancy agreements. The Owner will have the opportunity to choose if you allow smoking on or in the property, if you will allow pets, or what type of pets, etc. Integrated Properties will negotiate and prepare the Lease Contract on your behalf. As your property manager, Integrated Properties will act as Agent for Service on your behalf. Once the unit is rented the property manager will conduct a move-in inspection with the new tenant and documents the condition of the unit prior to tenant occupancy.

Our Fee Structure:

  • Management fee for single family units is 7% of the Gross Rent
  • Management fee for Multi-units are discounted depending on size and location.
  • Our Fee to fill vacancies is 60% of First Month’s Rent.
  • 50% of late fee charged and collected from Tenants.

Marketing Vacancies

Every effort is made to minimize the amount of time a property is vacant, finding quality tenants in a timely manner is our highest priority. We follow an aggressive marketing strategy to get the highest exposure.

  • Market analysis to determine market rental value.
  • Prepare property for marketing to make sure property shows well.
  • Place a For Rent Sign on Property.
  • Advertise property in various internet rental marketing sites.
  • Show the property to perspective tenants

Tenant Screening

Finding the right tenant can be challenging. That is why we view tenant selection as one of our most important responsibilities. Our goal is to provide our owners with tenants who will pay rent on time and take good care of the property.
